the details:

I’m looking for 2 individuals as roommates (move in Jan 1st), 2 bedrooms are available @ $775/mo each in a really nice shared 7 room Victorian flat furnished elegantly with antiques, with 1 other person (me!) + 2 cats. More pets are somewhat debatable (see below). I appreciate if you read this post fully in order to determine if the situation seems right for you, thus saving us both time/energy

location:
7 room Victorian flat directly across from Balboa Park in SF

transportation:
12 mins to Powell Station or 14 mins to Embarcadero from Balboa Park BART, you can use a Muni pass for BART.. also Muni J K M lines terminate at BART station, which is at the corner. Freeway 280 on/off ramps on either side of the BART station. Walking distance to Mission St. Close to CCSF & SFSU.

Super fast to downtown- and BART actually runs on a published, predictable schedule, unlike Muni lol.

the place:
Victorian building with 2 flats, this is upstairs flat which includes the following shared, nicely furnished rooms: parlor (aka living room) with original white marble Victorian fireplace, smaller dining room with vintage built-in sideboard, plus large kitchen with new cabinets, granite countertops & washer/dryer in unit, shared bath plus hall & staircase from entry door, free off-street secure (outdoor, behind manual gate) parking. There is also typically easy street parking here.

A small back porch, plus a shared yard with garden tended by landlords, a view to the East Bay out the back of the house, pretty teal blue carpeting, except in the kitchen/bath/living room (which are tile & hardwood floor). The flat itself is roomy & cozy. As you can see I have a lot of antiques, the ceilings are really high & there is excellent natural light on all sides of the building.

Available rooms ($775/mo per person- I am only allowed 2 more people in flat by landlords):

Both rooms have original Victorian era moulding & doors, teal blue carpeting like the rest of the flat (see photos above). There are some smaller pieces of furniture you can *optionally* have in your room if desired (sorry I don’t have any extra beds). Only space for your belongings is in your room as flat is otherwise furnished.

Parlor room: this room has pocket doors (can be closed or open onto living room), window faces lightwell, narrow standard closet. It can be semi-furnished or unfurnished. Ceiling fan/light, measures approx 10’6″ x 12′.

Front bedroom: Window facing street, slightly larger closet which currently has curtain in photo but door will be added to it. Same type of light fixture, can also be semi or unfurnished, measures approx 10’6″ x 11’6″.

my cats:
Being an animal loving roomie is a must I have 2 strictly indoor cats. Please only consider living with me don’t mind/aren’t allergic to cat hair & if you can be responsible about insuring the cats don’t escape from doors or windows.

For others with pets: both cats can be aggressive towards other animals- although introducing them gradually, in a responsible way to another indoor cat may be possible. Contact me about your individual situation. Both cats are really sweet, affectionate & great with humans. Sorry they can’t handle dogs & probably not non-cat creatures They have attitude, what can I say?

more stuff about me:

In my 30s, I’m a bisexual female who is a 20+ yr resident of SF, and as such have a generally straightforward, accepting & mature/tolerant demeanor, but have zero tolerance for lying, emotional game playing, disrespect, drug issues, etc..

My background involves both the gay community & international people, especially desis (South Asian / Indian people). I do look ‘unique’ (have colored hair), I’m very accepting of & interested in meeting all kinds of people. I speak some Hindi & would like to learn Tamil (languages from India), I’ve been brushing up on my French & started to learn a little Arabic I have a spiritual/counseling (astrologer, tarot reader) & fine arts background. I’m a diarist/vlogger/writer who is currently developing a script for an independent film. I’m totally into feng shui too.. I’m home a lot of the time, but am quiet/inobtrustive/busy doing my own thing

Space is relatively quiet (except Muni trains lol) Good place for grad student who needs quiet to study or someone who has to get up for work early, etc.. Work at home is fine as well, as long as you can show you have income, etc..

dos & don’ts:

Issues I’m particular about: I have no TV & really do not want one in the flat. If u must have one please put it in your room & use with headphones. Music, movies on your computer or whatever is cool by me I don’t want to deal with random overnight guests or obnoxious people around. Obviously known friends or BF/GF/significant others known to household are different than one night stands, partiers & weird people showing up. Please know the difference. I live quietly, I don’t want to deal with out of control people. Out of town guests should stay in a hotel. I dont want2 deal with your substance abuse, emotional abuse or mental stability issues. If you have this type of problem (or have people in your life who would ever come to the house that do), please do not consider being my roommate.

Issues I’m not so particular about: I don’t care about social drinking, same for pot/420 use, as far as smoking cigarettes, my landlords want this to be a ‘no smoking’ unit so smoking would work only if you go onto the front or back porch (which can be really cold in the winter lol- or kitchen with door closed if ok with other roommate-I’m a non-smoker but fairly tolerant of it). I’m a meat-eater, kitchen is in need of pots/pans but otherwise decently equipped with basics. Landlords live downstairs & their kids are pretty noisy so it’s fine to make normal amounts of noise until about 9-10pm at night. After that we need to quiet down somewhat (in relation to their needs). I’m a super-quiet person but who is up late at nite, so little chance you will be keeping me awake lol

This place is ideal for someone who wants peace & quiet, loves privacy, wants a respectful, positive & nicely furnished atmosphere, is emotionally mature. International people are often a good match for me, I’m super-open to diversity on all counts Very queer & desi friendly! Being a self-contained but friendly person & loving cats is a big plus.

There is a $775 deposit required (refundable when u leave as long as rent was paid & u don’t trash the place lol) and you pay 1/3 PGE + garbage. I don’t currently have DSL (I use wireless) but have already have the equipment & you can get it hooked up if needed etc..

It’s helpful if you have a copy of a recent credit report, otherwise be willing to pay the fee for one. You have to show proof of income, please only consider living here if you are certain you are financially stable & it is affordable to you
